At the core of Sericin’s product is an integrated document automation system that formalizes all inter-connections and data structures within leasing transactions. This lets asset managers put in place policies, workflows and guidance on every leasing decision to ensure leasing teams make smart decisions consistently and efficiently – improving rental valuations and tenant relationships while mitigating contractual risks.

Sericin’s Document Studio optimizes leasing workflows by (1) simplifying standard contract production and (2) standardizing all amendments. Standard-contracts are generated by only inputting terms specific to a transaction (all other data populates as per default policies). Standard-amendments are controlled by negotiation policies and approval flows, with support from Sericin’s best-in-class legal and valuation guidance. Non-standard-amendments are accommodated by a “Custom Clause Writer” that assimilates such provisions as user-generated-content to become part of a landlord’s catalogue of additional negotiation language and alternative clauses, which from that point onwards are readily available as standardized amendments for future transactions.

In this way Sericin’s expert system captures clean and comprehensive, fundamental leasing data – data which underpins the value of commercial real estate assets. This data feeds into Sericin’s “Valuation Genie”, giving leasing teams real-time valuation guidance during negotiations; more importantly however, this data – being captured at source of truth – places Sericin at the heart of numerous landlord systems (CRM, building management, marketplaces, payments and accounting, reporting and analytics), unlocking myriad opportunities for landlords to digitalize other critical business operations.
